請問自有房屋貸款利率差異?

因需要一筆錢來投資
想借用父母名下的房屋來抵押貸款,由我來當借款人
目前問了玉山,利率是2.5%,不曉得算高還算低
或是有人可以推薦哪家利率較低嗎?

想請問各位前輩,
我上網查了一下,有看到2%左右,甚至是2%以下的利率
但似乎是針對買屋的貸款,

請問自有房屋貸款與買屋貸款的利率會不同嗎?
